We're excited to share with you the latest from our DowntownFTL Market Report Series. This update showcases DowntownFTL's development pipeline and dives into how upcoming projects will create new amenities in emerging downtown neighborhoods.

In the last four years, Downtown Fort Lauderdale has witnessed its population increase by 35%, outpacing growing urban centers such as Downtown Austin, Downtown Tampa and Downtown Nashville. With increasing interest in living in Downtown Fort Lauderdale, about 20,000 new residences are in the development pipeline, of which about 4,000 are currently under construction.

 

By The Numbers:

  • Downtown Fort Lauderdale is becoming a more family-friendly destination with its share of families with children living downtown, higher than that of Tampa, Nashville and Austin.

  • Fort Lauderdale apartments offer more living space for families and young professionals with roommates than in other popular destinations. Fort Lauderdale apartments are 8% larger on average than units in Miami and 28% larger than units in New York City.

  • Downtown Fort Lauderdale is the biggest driver for increasing housing inventory in Broward County with half of all new residences built since 2020 based in downtown.

  • Fort Lauderdale's urban core population is projected to grow by 28% from 2024 to 2028, outpacing growth in Florida downtowns like West Palm Beach, Miami, and Tampa.

 

New mixed-used neighborhoods such as Flagler Village and the Tarpon River Entertainment and Design District located South of the New River will continue to emerge, adding a wave of new downtown amenities and experiences.
